The steady and successful progression of Pennock Village’s development has been shaped by selfless contributions and valuable insight of many experienced individuals, each offering assistance in their field of expertise. Here’s why Leif Dyson, Framing Contractor, chose to become involved:
Contractor and business owner, Leif Dyson, has a few years of experience under his tool belt. As framing contractor for the Garden Homes of Pennock Village’s Phase One development, Leif played a key role in getting the first four units closed in the first three to four initial months of construction. Leif began taking on the physical beginnings of construction in late summer 2025.
Leif originally began building up his experience and skills in the industry by working under local contractors and home builders for 13 years. In 2017, he took on his own company, Dyson Fine Homes Inc., and has since continued to establish a reputable customer base for his business, securing a position within the build industry in and around Thunder Bay.
“I had connections with various members of the Build Team [overseeing Pennock Village’s construction specifics], namely Darryl Sakiyama, who brought me into the project. I learned about the plans towards this community-based development. I had confidence in what James [project lead] envisioned, and what he’d accomplished to date. This was a prospect to establish job security for myself and my team, but also allowed us to become part of a unique new project which, in turn, would support an entire community.”
Leif and his team of seven carpenters have been responsible for the footings, foundations & framing for the first two Duplexes (Garden Homes) since summer 2025. They have also been responsible for the roofing, installation of windows, and the decks.
Leif not only brings experience to the development, but he is well associated with many of the additional subtrade contractors involved in constructing the first round of Garden Homes.
“It’s been great to be involved in the project – the entire build process has been very straightforward. I have experience with a lot of the materials being used, modern and similar to what I’ve previously worked with. That, and working with a bunch of familiar faces in the industry, you know what to expect from them.”
May 2026 | Framing of Garden Homes 214 & 212 began in early May, while the interiors of units 220, 218 & 216 continued towards completion.
Quality has been an important factor at the forefront of development. A Build Committee was informally established in 2024. Composed of a volunteer group of local, reputable tradesmen who have over 150 combined years of experience in the construction industry, they have assisted project lead, James Collie, in overseeing the construction of the homes within Pennock Village, including quotes on materials, counsel on design specifics, recommendations on subtrade contracts, and overseeing the timelines of overall build progress. Their experience and construction knowledge, along with Leif’s crew, have greatly contributed to the Phase One development of the project.
“Being a part of this project has been great,” adds Leif. “I love the idea behind what it will become: a supportive lifestyle for local seniors which will include walking trails and a potential central meeting hub for the Residents. It’s the bigger picture, alongside the people involved, that drew me in.”
It has indeed been an exciting first year of construction, which officially started last August 2025. Now, eight months later, we celebrate with Chris & Audrey, the first Residents of Pennock Village, in their new, well-founded home.
