As spring warms our area, anticipation builds for upcoming construction plans. Being just over a year since Oliver Paipoonge Township approved the project, the progress towards Pennock Village has been moving steadily along. There were conditions to satisfy with that approval – a normal part of the process – before final building permits could be issued. Current status on conditions include:
• Approved sewage treatment design with the Thunder Bay District Health Unit
• Finalized site plan and drainage drawings with the Engineer & Architect, outlining all details of proposed site completion
• Currently finalizing the legal descriptions and lot layout, surveyed/registered with the Ontario Land Registry Office
• Currently finalizing the declaration of how the development will be managed, showing rights of access
• Registered Notification Agreements to inform prospective Residents of the nearby racetrack & industrial property
Additional required site preparation studies already completed include:
• A Hydrogeological Groundwater Capacity Study
• A Hydrogeological Sewage Study
• A Traffic Study Brief for the Ministry of Transportation and
• A Stormwater Management Study
We are in the final stages of completing these items to receive council-approved sign off on their Planning Report. With that, we anticipate a timely start to the beginning of the 2025 construction season including the start of the proposed Phase One development Garden Homes. Interest in these first Homes has been strong – many have expressed a desire to reside at Pennock Village.
